PLEASE TAKE NOTICE that the above-entitled Court, having appointed me or my designee as Special Master in this matter with the power to sell, has ordered me to sell the real property (the "Property") situated in Valencia County, New Mexico, commonly known as 7 Barbara Ln, Los Lunas, NM 87031, and more particularly described as follows: A certain tract of land in Valencia County, New Mexico, being a portion of Tract 20-B and a portion of Tract 7-B-1-B, as such tracts are shown on Map 77 of the surveys of the M.R.G.C.D. and being within Section 36, Township 7 North, Range 2 East of the N.M.P.M. and BOUNDED as follows: On the North by tract E; On the East by the Tome Drain; On the South by tract G or Ranchos Los Cerritos; On the West by a road; the tract being more particularly described as follows: BEGINNING at the northeast corner of the tract, whence the northeast corner of tract 20-B, MRGCD map 77 which is also the northeast corner of Ranchos Los Cerritos, bears N 1 Deg 10' E, 310.39 feet distant and running as follows: Thence N 81 deg. 46' W, 547.98 fet to the NW corner; Thence S 58 deg. 32' E, 53.45 feet to a point; Thence S 36 deg. 26' E, 84.30 feet to a point; Thence S 10 deg. 52' W, 365.60 feet to the S.W. corner; Thence S 81 deg. 46' E, 420.36 feet to the S.E. corner; Thence N 13 deg. 42' E, 417.78 feet to a point; Thence S 1 deg. 10 E 30.61 feet to the northeast corner and point of beginning. The sale is to begin at 10:30am on October 14, 2016, on the front steps of the Thirteenth Judicial District Courthouse, City of Los Lunas, County of Valencia, State of New Mexico, at which time I will sell to the highest and best bidder for cash in lawful currency of the United States of America, the Property to pay expenses of sale, and to satisfy the Judgment granted BOKF, N.A. . BOKF, N.A. was awarded a Judgment on August 4, 2016 , in the total amount of $154,822.93 with interest at the rate of 6.250% per annum from April 1, 2016 through the date of the sale. Said interest is in the amount o f $5,196.11. NOTICE IS FURTHER GIVEN that the real property and improvements concerned with herein will be sold subject to any and all patent reservations, easements, all recorded and unrecorded liens not foreclosed herein, and all recorded and unrecorded special assessments and taxes that may be due .
